A quick list of all things home inspection!
It is important to note that homes do not "pass" or "fail" the home inspection. The inspection is a tool for you to make sure the condition of the property is suitable, or to use as a negotiation tool. It is also an additional time you have access to the property prior to closing. This is a great time to take measurements for appliances and furniture, plan how you will arrange your new home, and determine what appliances you will need to purchase.
Before Inspection
Confirm inspection date/time
Confirm access to property
Review seller disclosures
Review known property concerns
Make list of questions
Wear appropriate shoes/clothing
Plan enough time to attend if possible
Consider scheduling all of your inspections for the same window of time
During Inspection
Ask the inspector to help identify:

Sewer/septic components where visible

What maintenance should I plan for?
Is anything outside the scope of this inspection?
After Inspection
Read the entire report
Review major findings with agent
Obtain specialist evaluations if needed
Prioritize safety/structural/mechanical concerns
Review contractual deadlines
Submit repair requests/negotiations within required timeframe
